Providing Private Affordable Housing for the new generation of Londoners
Restoration London aims to provide private homes, starting from £175,000 up to £600,000, within Zones 2–4. These homes are built for young families and professionals who need to have access to Central London in 30 minutes.
London faces a chronic undersupply of housing, which is set to tighten over the next 10 years. As a result, for most under-35s, the possibility of owning their own London home has greatly diminished. With government policy currently set to make small inroads, the responsibility to bridge the deficit has fallen upon private developers.
Core to our vision is the idea of community regeneration. In association with Action4London, Restoration London works in the most underprivileged areas of London supporting the delivery of educational, self-empowerment and employment programmes aiming to improve local communities. By building stronger communities we hope to build a stronger city and a better London.
The concept of ‘Private Affordable’ sits at the core of everything we do. Our urban-design-lead approach means we create amazing spaces adapted to meet the needs of modern living.
Restoration London has a wide-ranging and in-depth understanding of the property development and investment market in London.
All investments by Restoration London are undertaken with a rigorous analysis of economic conditions, sector fundamentals, planning use and capital structures to achieve superior and simultaneously risk-averse returns.
We focus on acquiring and investing in real estate assets with low intrinsic value that are then enhanced by changes of use or increased massing of existing buildings.
All Restorations London’s assets are in areas which meet the following criteria:
- Within Zones 2-4
- Max 30-minute travel distance to Central London (Oxford St, Liverpool St, or Green Park)
- Strong cultural identity
- 10-minute walking distance from Tube or well-connected station
- Resale prices of £400-£750 per square foot
Restoration London also looks to support Affordable Housing provision across the spectrum.
